Before renting an apartment or house, the owner and tenant want to secure themselves with a legal document. This objective is achieved through a residential lease. This agreement is between the landlord and the tenant(s) in Ontario. It is signed by both parties. If the landlord and tenants have made other agreements or promises, these documents must be attached. The new version of the form can be found on the website of the Ministry of Business and Housing under www.forms.ssb.gov.on.ca/mbs/ssb/forms/ssbforms.nsf/FormDetail?OpenForm&ACT=RDR&TAB=PROFILE&SRCH=&ENV=WWE&TIT=2229E&NO=047-2229E and on the website of the Owner`s Self-Help Centre under www.landlordselfhelp.com. Multilingual guides are also available and provide more information about the standard lease form, as well as examples of legal and illegal clauses that can be used in the “Additional Terms” section. The approximate time to conclude this agreement is 30 minutes. During the three-month transition period, from December 2020 to February 2021, the new form can be used for written leases entered into on or after December 3, 2020.
The amendments were necessary to reflect amendments to Act 184 – Protecting Tenants and Strengthening the Community Housing Act, 2020 and Act 204 – Tenant and Small Business Assistance Act, 2020. .
